Rental Policy
Security
Deposit:
$300.00 security deposit is due when making your vacation home rental
reservation. After your vacation is finished, the property manager is going to
perform an inspection on the vacation home. $300.00 security deposit will be
refunded to you upon a satisfaction report from property manager.
Rental
Payments:
Total balance of rental payment is due two months before your vacation
starting date. Failure to do so will result in cancellation of your reservation.
Refund
of Security deposit:
A
$70 processing fee will be charged if
the cancellation occurs at least 2.5 months prior to the check-in date. 50%
security deposit will be refunded if one month before rental period starts.
Security deposit will not be refunded in less than one month before
rental period starts.
A written notice of cancellation is needed in the form of a letter or email.
Refund
of Rental Payments:
Cancellation within 30 days before your vacation starting date is refunded the
50% of total rental payment. Cancellation received 15 before your vacation
starting date are refunded 25% of the full rental amount. Cancellation within 15
days before your vacation starting date is non refundable. All cancellations
must be received in writing or by email. Please
ensure you have adequate Travel Insurance to cover your losses if cancellation
is due to an insured event beyond your control resulting in a financial loss.
Gas
Grill Clean Up: It is renter's responsibility to clean up the BBQ Gas Grill at
the end of vacation. $70.00 will be deducted from security deposit if the BBQ Gas Grill is not cleaned.
Computer Policy:
Lawful
Purposes:
Renter agrees to use the premises exclusively for a private residence and in
compliance with local municipal ordinances, board of fire underwriters’ rules
and regulations, and for lawful purposes. In the event the renter uses the
premise at any time for unlawful purposes, the owner may declare the entire
rental null and void at owner’s option.

for Property Damage:
Owner shall not be liable for any loss or damage to personal property belonging
to renter, members of renter’s family, servants, employees or visitors
regardless how such damage or loss that may arise and whether such property is
contained in the leased premises, or any portion of the premises. Renter agrees
to hold owner harmless of any property claims.
Liability
for Personal Injury:
Owner shall not be liable for any personal injuries sustained by the renter,
members of renter’s family, servants, employees or visitors regardless how
such injuries may occur. Renter agrees to hold owner harmless from any such
personal injury claims. Owner is not liable for any damage to renter regardless
of the cause of injury.
Owner
cannot accept liability for death, sickness, accident, and loss of luggage
whilst renting the premise. Use of the pool is entirely at your own risk. It
is particularly important that children are supervised at all times in and
around the pool areas, the pools are between the depth of 3 to 6 feet.
Owner
accept no responsibility or liability for any loss or damage or alteration to
the terms of your reservation caused by events beyond our control, including,
war, terrorist activity, civil commotion, flight delays or cancellations,
airport closures, severe weather conditions, fire, flood, or industrial dispute.
Owner cannot accept any liability for failure of public supplies such as water,
electricity, gas supplies. Nor for the consequences of the actions or omissions
of persons who may control or supply main services, or any actions taken in the
vicinity of the property reserved, by any authority over which there is no
control. We cannot accept any liability for air conditioning systems, or of pool
heaters or any household appliances breaking down. All urgent steps will be
taken, however to get the engineer out as soon as possible to rectify any
problem. This does not affect your statutory rights as a consumer.
Owner
cannot accept any liability for your personal safety during your holiday
vacation. You are reminded to exercise care as to your personal safety, and the
safety of your companions. Whenever possible, valuables should be left in a
secure place and out of sight.
Safety
and Security:
Due to State Fire Regulations under no circumstances may more than the maximum
number of persons identified on the Booking Form occupy in the property.
Children must be supervised at ALL
TIMES
whilst in the pool area. Glass
is NOT permitted
in the pool area.
The owners, or our management company reserve the right to enter the premises at
any time for whatever reason.
Unavoidable
Changes:
Owner reserves the right in any circumstances to cancel the booking and in this
event owner will return all sums (but without interest or compensation). In the
event of a major change to the booking being necessary, owner will inform Renter
as soon as reasonably possible, and if the Renter does not wish to accept the
booking on this basis we will cancel the booking and return all sums (but
without interest or compensation).
Web
Site Information:
All descriptions given on the web site are made in good faith, but no liability
can be accepted for error or omissions.
SMOKING
IS NOT PERMITTED INSIDE PREMISE AND POOL AREA,
the entire security will be held for penalty if the Management Company discover
evidence of smoking in the villa. Smokers has to do smoking outside the house
with their own ash tray.
Security
Deposit: Ten
days after checkout date, the deposit shall be sent back to renter. In case the
property has any damage that leads to repair, the deposit may not be fully
returned.
Property
Damage to Rental Property:
In case the rental property is not returned in its normal condition, wear and
tear from reasonable use excepted, based on the inspection report, owner shall
supply renter with an itemized list of charges, renter agrees to pay the cost of
repair in full, not limited to the deposit amount.
